Subdivision & Plat Review: Any defects in the parent tract title are identified and cured before the plat is recorded and lots go to market.
Construction Loan Administration: When construction financing is disbursed in stages, each new draw creates new title exposure for the lender. At every draw, we run a bring-down search of the public record to confirm that no liens, judgments, or encumbrances have attached to the property since the last funding date. We then issue a date-down endorsement extending the lender's title insurance coverage forward to the current date.
Mechanic's & Materialmen's Lien Management: On an active job site, contractors, subcontractors, and material suppliers all carry the right to file a lien against the property if they go unpaid - regardless of whether the owner/developer paid the general contractor in full. We manage this exposure proactively through a structured waiver collection process. Before each new draw is funded, we collect conditional lien waivers from the general contractor and every subcontractor and supplier on the job. Once payment clears, we follow up with unconditional waivers confirming that lien rights for that phase have been fully extinguished. We maintain a running log of every party on the project so no one falls through the cracks between funding dates.
Lot-by-Lot Closing Efficiency: As the neighborhood builds out, we bring day-one familiarity with the project to every individual lot closing. Standardized closing packages, established lender relationships, and a consistent process mean that each transaction moves efficiently - without the delays that come from a title company learning the project mid-stream. For developers moving volume, that consistency has real value.
